Frequently asked questions
What security is provided against the investment?
We provide a personal guarantee against all investments. You will be provided with a loan agreement covering security in more detail.
Are we able to get a 1st charge?
Yes! Excluding projects with a capital stack that requires institutional lending . In all other cases a 2nd charge on the property will be provided.
Do I have to invest for a whole year?
No! Most investments can be arranged on a pro-rata basis. Generally our process is to buy with investor capital, refurbish and refinance to a new market value in the shortest timeframe available (max 12 months).
What if I want my money back?
Our terms require a minimum of 3 months notice is needed in order to arrange supplementary finance. 2-4 weeks is our target timeframe for early repayment.
Can I...re-invest my capital?
Yes! We have a pipeline of upcoming projects that require financing. The original loan amount will be repaid with acrued interest. A new loan agreement will be issued, once we are in Conveyancing for the new project.
